Dawn Properties Limited (“Dawn Properties”) is a Zimbabwe-based company, which is engaged in owning investment property. Dawn Properties was incorporated on 9 September 2003 under the Zimbabwean law. Dawn Properties is listed on the Zimbabwe Stock Exchange and operates as a property holding company and property consulting company.
Dawn Properties owns 100% of a property consulting company, Dawn Property Consultancy, formerly CB Richard Ellis Zimbabwe. The Company provides property valuation, management and consultancy services. The Company’s segments include an Investment property segment and a Property services segment. The Company’s Investment property segment is focused on investing in investment properties in the form of approximately eight hotel properties and tracks of land. The Company’s Property services segment is involved in the real estate consultancy, building, plant and machinery valuations, and property management and agency. The Company leases out all of its hotel properties to African Sun Limited, a subsidiary of Brainworks Capital Management (Pvt) Limited.
Description of the Business
The business is split into three units being investment property holding from which rental income is derived, property development and property consulting under Dawn Property Consultancy.
Currently the majority of the investment property portfolio is in hotel properties which are leased to African Sun Limited. The company also owns over 300 hectares of residential land earmarked for urban residential development and this falls within the development unit. The company earns rental incomes from the hotel and tourism properties that it owns and property management and consultancy fees from services provided by its subsidiary, Dawn Property Consultancy.
The portfolio is dominated by tourism hotel properties as a legacy of the unbundling from African Sun Limited then Zimbabwe Sun Limited. The company also has significant land banks for development. The property portfolio has been valued at US$85,135,000 in accordance with the professional guidelines and statements issued under the Royal Institute of Chartered Surveyors Appraisal and Valuation Manual, International Valuations Standards Committee and the Real Estate Institute of Zimbabwe (“REIZ”).
